Job Overview We're looking for an experienced Holiday Let Operations Manage r to oversee the day-to-day operations of our growing UK short-term rental portfolio. Key Responsibilitie s: Manage the day-to-day operations of UK holiday lets and serviced accommodation properti es.Oversee Airbnb and Booking.com accoun ts.Manage our channel manager (Lodgify) to ensure calendars and listings remain accura te.Handle guest communication via chat and phone with professionalism and excellent customer servi ce.Manage bookings and calendars across multiple platfor ms.Onboard new properties, including creating listings, uploading photos, writing descriptions, and setting up prici ng.Coordinate maintenance requests and liaise with contractors and tradespeop le.Schedule and manage cleaning teams to ensure properties are guest-rea dy.Oversee guest check-ins and check-ou ts.Maintain property compliance documentation, including Gas Safety Certificates, EICRs, insurance documents, and other required recor ds.Monitor operations, identify process improvements, and help reduce operational cos ts.Utilize dynamic pricing tools such as PriceLabs (or simila r).Manage guest messaging automation platforms such as ChargeAutomati on. Requireme nts: 3+ years of experience managing holiday lets, serviced accommodation, or short-term rental operations (req uired) Proven experienc e with AirbnbBoo king.comLodgify or similar channel management s oftware.Dynamic pricing tools (PriceLabs or equi valent).Guest messaging automation platforms (ChargeAutomation or s imilar).Excellent written and spoken English.Strong organizational and time management skills with the ability to manage multiple properties simulta neously.Ability to work independently with minimal supe rvision.Calm and professional when handling urgent situations, including guest complaints, maintenance emergencies, and l ockouts.High attention to detail, especially regarding compliance, documentation, and operational a ccuracy.Comfortable using spreadsheets and reporting tools to monitor property performance an d costs.Trustworthy and discreet when handling sensitive financial and owner info rmation.A proactive, solutions-focused mindset that identifies problems and recommends effective so lutions.
