Senior Commercial Real Estate Analyst (U.S. CRE) Job Type: Full-Time (40 hours/week) Location: Remote (Philippines) Schedule Semi-flexible, typically 3:00 PM – 12:00 AM Manila Time About Us We are a well-funded and fast-growing FinTech company founded by industry leaders from Wall Street and Silicon Valley. As part of our continued growth, we’re building a team of experienced Commercial Real Estate professionals who can accurately interpret complex U.S. CRE financial documents and transform them into high-quality structured datasets that power next-generation AI models. About The Role We are seeking a Senior Commercial Real Estate Financial Analyst with a strong background in U.S. Commercial Real Estate accounting, underwriting, asset management and financial analysis. This role goes beyond basic document review. You will analyze and validate financial information from commercial real estate documents, ensuring accuracy and consistency while applying your dual expertise from both an accounting (US GAAP) and analytical standpoint to interpret complex transactions. The ideal candidate has extensive experience working with T12 operating statements, balance sheets (BS), rent rolls (RR), Days Past Due (DPD) reports, loan agreements, property financial statements, and underwriting packages for U.S. commercial real estate assets. Key Responsibilities Review and analyze U.S. Commercial Real Estate financial documents, including: Trailing Twelve Month (T12) Operating Statements Property Profit & Loss Statements Balance Sheets Rent Rolls Delinquency Reports Loan Agreements Freddie Mac and Fannie Mae loan documents Offering Memorandums (OMs) Purchase & Sale Agreements Appraisal Reports Property Financial Statements Interpret financial data and ensure information is accurately extracted and validated from both an accounting (US GAAP) and analyst standpoint. Analyze financial metrics including: Net Operating Income (NOI) Debt Service Coverage Ratio (DSCR) Capitalization Rate (Cap Rate) Occupancy Operating Expenses Effective Gross Income (EGI) Debt Service Cash Flow Identify discrepancies, anomalies, and inconsistencies across multiple financial documents. Validate extracted financial data using accounting principles and CRE best practices. Organize and maintain structured datasets used for AI model training. Collaborate with internal teams to improve extraction accuracy and document review processes. Maintain the highest standards of quality, confidentiality, and data integrity. Required Qualifications Experience Minimum 5 years of professional experience in U.S. Commercial Real Estate. Background in Accounting, Finance, Commercial Real Estate, Asset Management, Underwriting, or Commercial Lending. Experience analyzing U.S. Commercial Real Estate financial statements from both an accounting and an analytical perspective. Hands-on experience reviewing T12 Operating Statements is required . Experience reviewing Rent Rolls is required . Experience reviewing Loan Agreements and financing documents. Experience supporting underwriting, acquisitions, asset management, lending, or due diligence. This role is not suitable for junior analysts . Technical Skills Must have strong understanding of: U.S. Commercial Real Estate Multifamily properties Property accounting Financial statement analysis Commercial lending Underwriting GAAP accounting fundamentals NOI DSCR Cap Rate Debt Service Cash Flow Analysis Rent Roll Analysis T12 Financial Analysis Excel & Analytical Skills Advanced Microsoft Excel skills are required, including: Pivot Tables XLOOKUP / INDEX-MATCH SUMIFS Logical formulas Financial calculations Data validation Large dataset analysis You should be highly analytical, detail-oriented, and comfortable working with complex financial datasets. Preferred Qualifications Experience with any of the following is highly desirable: Freddie Mac Fannie Mae CMBS loans Yardi RealPage MRI Argus Enterprise CoStar Commercial loan servicing CRE acquisitions Multifamily underwriting Asset management Ideal Candidate We’re looking for someone who can confidently answer YES to most of the following: ✔ I am an experienced CRE Asset Management Analyst or Financial Analyst. ✔ I’ve analyzed U.S. Commercial Real Estate financial statements from both a US GAAP accounting and analytical perspective. ✔ I’ve worked extensively with T12 Operating Statements and Balance Sheets (BS). ✔ I’ve analyzed Rent Rolls (RR) and Days Past Due (DPD) reports. ✔ I’ve reviewed and interpreted complex Loan Agreements. ✔ I’m comfortable calculating and interpreting NOI, DSCR, and Cap Rates. ✔ I have advanced Excel skills. ✔ I’ve supported underwriting, acquisitions, lending, or asset management. ✔ I can identify inconsistencies across multiple financial documents. ✔ I’m comfortable working with large volumes of financial data while maintaining exceptional accuracy.
