Job Title: Property Manager (South Africa or Philippines) Working Hours: Wednesday - Sunday 9 am to 5 pm EST(final schedule to be discussed with the client) Salary: $1500/month Work Setup: Remote | Independent Contractor About The Company A fast-growing co-living startup that recently closed a seed round (December 2025) and is scaling rapidly, with ~25 homes expected by Spring. We specialize in a modern co-living model and are transitioning from external property managers to a fully in-house operations team. This is a foundational hire. You’ll be the first in-house Property Manager and will play a critical role in building systems, setting standards, and eventually leading a small team. The Role We’re hiring a Property Manager to own day-to-day property operations across our co-living portfolio. This person will serve as the operational backbone of the business—managing tenants, vendors, and maintenance while helping us scale efficiently. Key Responsibilities Tenant Operations Monitor and respond to tenant chats, questions, and issues Process new rental applications (review, approve/deny) Ensure a high-quality tenant experience aligned with our co-living brand Escalate urgent issues appropriately and handle time-sensitive matters Maintenance & Vendor Management Coordinate and manage maintenance vendors Oversee recurring services (lawn care, cleaning, pest control) Ensure issues are resolved quickly and cost-effectively Team Building & Leadership Hire, train, and manage a part-time weekend VA Help define SOPs, workflows, and best practices Grow into managing a larger in-house PM team as the portfolio scales Ideal Candidate Profile 1-3+ years of experience in multifamily, vacation, or short-term rental (STR) property management Experience managing multiple properties or doors simultaneously Strong operational judgment and critical thinking skills Comfortable taking ownership and making decisions independently Experience working remotely with US-based companies Co-living experience is a plus, but not required The company is using Padsplit, but experience in other property management software is a plus Why This Role Is Unique Foundational hire with real ownership and influence Opportunity to build and lead a property management team from scratch Work directly with founders of a venture-backed startup Long-term growth as the portfolio and team expand
