Our client delivers high-quality commercial construction, fit-out, refurbishment, maintenance, rollout and Design & Construct projects across a diverse range of industries. As their project pipeline continues to grow, they are looking for an experienced estimator who can become a valued member of their pre-construction team. This is a long-term opportunity for someone who enjoys taking ownership of the estimating process while contributing to the ongoing improvement of systems, processes and commercial outcomes. About The Role This position is responsible for managing the estimating process from initial tender review through to tender submission, project handover and post-project review. Working closely with the Australian team, you will prepare accurate cost estimates, complete detailed quantity take-offs, analyse subcontractor pricing and develop commercially competitive tender submissions across a diverse range of commercial construction projects. You will take ownership of the complete tender lifecycle, from opportunity review and estimating through to tender submission, post-tender negotiations, project handover and post-project review. Working closely with the Australian team, you'll also support early-stage budgeting, Design & Construct pricing, value engineering and the ongoing enhancement of estimating systems and pre-construction processes as the business continues to grow. Experience using Buildsoft Cubit is highly desirable and will be considered a significant advantage. Key Responsibilities Tender Review & Opportunity Assessment Review tender invitations, drawings, specifications, schedules and contract documentation. Assess project requirements, risks and commercial opportunities. Identify missing or conflicting information and prepare Requests for Information (RFIs). Assist with tender planning and bid/no-bid assessments. Ensure all tender milestones and submission deadlines are achieved. Review site inspection reports, photographs and measurements to identify project risks, site constraints and information requiring clarification. Assess construction methodologies, staging, logistics and procurement requirements during the estimating process. Estimating Prepare accurate estimates for commercial construction projects. Complete detailed quantity take-offs using Buildsoft Cubit. Interpret architectural, structural, services and engineering drawings. Develop trade scopes, assumptions and exclusions. Prepare Bills of Quantities (BOQs). Build first-principles estimates covering labour, materials, plant, subcontractors, preliminaries, temporary works, demolition, logistics, site establishment and other project-specific costs. Price project variations and scope changes. Identify commercial risks and cost-saving opportunities throughout the estimating process. Allow for permits, safety requirements, testing, certification, waste management and project close-out obligations where applicable. Maintain clear documentation of estimating assumptions, revisions and pricing decisions throughout the tender process. Subcontractor & Supplier Management Prepare and issue subcontractor tender packages. Source, analyse and compare supplier and subcontractor quotations. Negotiate pricing and review commercial inclusions and exclusions. Build strong relationships with subcontractors and suppliers to ensure competitive pricing. Design & Construct & Cost Planning Prepare feasibility estimates and concept budgets. Develop progressive cost plans as project documentation evolves. Assist with value engineering and cost-saving initiatives. Identify value engineering opportunities while maintaining project quality, safety, compliance and client expectations. Consider procurement, buildability and staging throughout the estimating process. Tender Submission & Project Handover Prepare complete tender submissions, pricing schedules and supporting documentation. Respond to tender clarifications, pricing revisions and commercial negotiations where required. Prepare comprehensive project handover documentation, including estimates, subcontractor comparisons, quotations, project assumptions, commercial risks and procurement information. Participate in project handover meetings to ensure a smooth transition into construction. Continuous Improvement Maintain estimating templates, cost libraries and historical pricing databases. Assist in improving estimating workflows, tender documentation and estimating standards. Support the ongoing development of estimating systems, CRM platforms and historical cost databases. Capture lessons learned from completed projects to improve future estimating accuracy and commercial outcomes. Essential Skills & Experience Minimum 2 years Australian commercial construction estimating experience. Previous experience pricing commercial construction, fit-out or refurbishment projects. Strong experience completing detailed quantity take-offs. Ability to interpret architectural, structural and engineering drawings. Experience preparing competitive tender submissions. Strong understanding of Australian construction methodologies and procurement processes. Strong understanding of construction sequencing, procurement and commercial risk management. Ability to assess construction methodologies and buildability considerations. Advanced Microsoft Excel skills. Excellent written and verbal English communication. Strong analytical and problem-solving abilities. Exceptional attention to detail. Ability to manage multiple tenders simultaneously while meeting deadlines. Ability to work independently while collaborating effectively within a remote Australian team. Availability to work Australian business hours. Highly Desirable Experience using Buildsoft Cubit . Experience using Microsoft Project. Experience with Design & Construct projects. Experience preparing concept budgets, feasibility studies and early-stage cost planning. Experience contributing to the development of estimating systems, cost databases or pre-construction processes. Experience implementing or improving estimating systems, CRM platforms or cost databases. Experience pricing projects within live operational environments. Experience within healthcare, education, government, retail, fuel or other commercial construction sectors. Relevant qualification in Quantity Surveying, Construction Management, Building or Estimating.
