Role Overview We are seeking a highly skilled and practical AI Operations Specialist to support kdmHomes' homebuilding projects through the hands-on and strategic use of Artificial Intelligence tools — with a core focus on Claude by Anthropic. This role is specifically designed to support kdmHomes' residential housebuilding operations. The successful candidate will use Claude daily to assist in the planning, coordination, documentation, compliance, and reporting needs of our housing development projects across Ireland and the UK. The ideal candidate is someone who understands the life cycle of a residential housebuilding project — from concept and planning through to construction and handover — and who can apply Claude and AI tools practically and effectively at every stage of that process. Key Responsibilities AI-Assisted Project Planning & Design Support Use Claude to assist in the preparation and organisation of project briefs, site layouts, and house type documentation for residential developments. Use AI tools to research and summarise Irish planning requirements, local authority conditions, and development plan policies relevant to kdmHomes' projects. Use Claude to draft and enhance planning-related correspondence, pre-planning submissions, and communication with local authorities. Assist the design team by using Claude to review, summarise, and cross-reference architectural drawings, specifications, and technical documents. Use AI tools to prepare clear project timelines, programme summaries, and milestone trackers for active housing developments. BCAR & Compliance Documentation Use Claude to assist in the preparation, organisation, and management of BCAR compliance documentation across all active kdmHomes projects. Use AI tools to maintain up-to-date compliance registers, inspection records, and assigned certifier documentation for each development. Use Claude to draft and review BCAR-related correspondence with assigned certifiers, engineers, and regulatory bodies. Assist in compiling and formatting compliance packs, certificates, and statutory documentation required at each stage of the housebuilding process. Use AI to stay updated on changes to Irish Building Regulations, BCAR requirements, and planning legislation that may affect kdmHomes' projects. Construction Stage Coordination & Reporting Use Claude to prepare clear and accurate weekly and monthly construction progress reports for each active housing development. Use AI tools to track construction stage completions, flag delays, and prepare management summaries on project status across multiple sites. Use Claude to draft site instructions, construction-related correspondence, and stakeholder communications on behalf of the management team. Assist in preparing handover packs, snag lists, and project closeout documentation for completed housing units using AI tools. Use AI to coordinate and track outstanding actions, defect lists, and post-completion works across developments. Procurement & Materials Support Use Claude to research and compare construction materials, product specifications, and supplier options relevant to kdmHomes' housebuilding requirements. Use AI tools to prepare supplier comparison reports, material schedules, and procurement summaries for management review. Use Claude to assist in drafting purchase orders, supplier briefs, and product specification requests for construction materials. Use AI to monitor market pricing trends for key construction materials and prepare concise cost intelligence reports for the procurement team. Assist in verifying supplier invoices and delivery dockets against purchase orders using AI-assisted document review. Cost Control & Quantity Surveying Support Use Claude to assist the quantity surveying team in producing, formatting, and reviewing bills of quantities and material schedules for individual house types. Use AI tools to prepare cost reports, budget summaries, and expenditure analyses for each active housing development. Use Claude to cross-check and review subcontractor valuations, variations, and final accounts for accuracy and completeness. Assist in producing cost-to-complete forecasts and budget variance reports for management using AI tools. Use AI to identify and flag potential cost overruns, discrepancies, or anomalies in project financial data. Document Control & Knowledge Management Use Claude to maintain a structured and accurate document control system across all kdmHomes housing projects. Use AI tools to manage drawing registers, specification logs, and correspondence records for each development. Use Claude to draft, review, and enhance contracts, subcontractor agreements, and project-specific documentation. Develop and maintain a library of Claude prompts and AI workflows specifically tailored to kdmHomes' housebuilding operations. Use AI to produce clear summaries of long technical documents, contracts, and reports for management review. Management Reporting & Communications Use Claude to prepare weekly and monthly management reports covering project progress, cost performance, procurement status, and compliance across all active developments. Use AI tools to produce board-level presentations, project briefings, and stakeholder updates in a clear and professional format. Use Claude to draft, proofread, and enhance all management communications, external correspondence, and client-facing documents. Use AI to research industry trends, housing market developments, and regulatory changes relevant to kdmHomes' business. AI Tool Development & Team Support: Responsible for training kdmHomes staff on the effective and practical use of Claude by Anthropic — ensuring all team members are confident and capable of using AI tools to support their day-to-day roles within the business. Guide and support team members in the effective and responsible use of Claude and other AI platforms. Requirements Essential Demonstrable hands-on experience using Claude by Anthropic — this is a core and non-negotiable requirement of the role. Strong understanding of residential housebuilding or construction project operations. Knowledge of Irish Building Regulations, BCAR requirements, and the planning process in Ireland is highly desirable. Strong understanding of AI prompt engineering — ability to craft detailed and effective prompts to produce accurate, professional, and project-specific outputs from Claude. Proficiency in other AI tools such as ChatGPT, Gemini, Perplexity, or similar platforms. Excellent written English — ability to review, refine, and enhance AI-generated content to a professional construction industry standard. Strong analytical ability — comfortable working with cost data, technical documents, and construction specifications. Strong attention to detail — able to identify errors, inconsistencies, and discrepancies across complex construction documents. Ability to work independently and manage multiple project tasks simultaneously in a fully remote environment. Advantageous Previous experience working in a housebuilding, residential development, or construction company. Familiarity with BCAR documentation, planning submissions, or construction compliance processes in Ireland. Experience supporting quantity surveying, procurement, or document control in a construction context. Experience developing AI prompt libraries or AI workflows for a specific industry or business.
